What a notary actually does
A notary's job is narrower than most people expect, and understanding the boundary saves everyone time. A notary verifies identity, confirms the signer is acting willingly and appears to understand what they're signing, witnesses the signature, and applies a seal. A notary does not read your document for accuracy, explain what it means, or advise you on whether to sign it. That combination is what makes notarization useful: it creates a reliable record that a specific person signed a specific document on a specific date.

Title company schedules
The closing date is set by the title company or lender, not by us. As soon as you have it, send it over.
Package received and printed
We receive the closing package, print it in the required format, and review it for missing pages or fields.
The appointment
Typically 45–90 minutes depending on package size. We identify signers, walk the package in order, and notarize where indicated.
Return shipped
The executed package goes back to the title company by the method they specify, usually same-day courier or overnight.

Whether it's accepted depends on the document and on the rules of the state where it will be used — some receiving parties, including certain lenders and county recorders, still insist on a wet-ink signature. Unexpired government-issued photo ID for every signer, the complete unsigned document, and any witnesses the document itself requires. Don't sign anything in advance — a notary has to watch the signature happen, and a pre-signed document usually has to be redone.
Yes, this is a common request for powers of attorney and advance directives. The signer must be alert, able to communicate their intent, and signing voluntarily. If a signer cannot demonstrate that, a notary is legally obligated to decline.
